Mortgage Renewal - Don't Sign Yet

September is one of the two typical times for mortgage renewals, and that’s no accident. For many families, mortgage terms are up for renewal in March and September, making this fall an important moment to reassess your home financing. Before your bank sends a renewal letter asking you to “sign and return,” it’s worth exploring all your options – not just the one the bank offers.
When you renew directly with your bank, they can only offer their own mortgage products and rates. Most people simply accept the first renewal quote, even though it may not be the most competitive rate or the best fit for their broader financial plan. By contrast, when we coordinate your renewal with me and a licensed mortgage broker, you get:
Access to multiple lenders instead of just one bank’s menu, often including discounted or “broker‑only” rates.
An advocate who is legally obligated to work in your favour, comparing terms and negotiating on your behalf.
Guidance on structuring your mortgage (amortization, payment frequency, prepayment options) to match your retirement, cash‑flow, and estate planning goals.
No tied selling
My role is to look at your mortgage as part of your overall financial picture – retirement savings, debt strategy, tax planning, and protection for your family – not just as a stand‑alone loan. The broker’s role is to do the legwork in the mortgage market: pricing, negotiating, and managing paperwork with lenders so you don’t have to. Working together, we can often secure more flexible terms, better rates, and a structure that supports your long‑term plan instead of the bank’s balance sheet.
If your renewal is within the next 4–6 months, this is the ideal time to review your mortgage. A short planning call now can help us:
Confirm whether your current lender still makes sense or if another option is better.
Check for opportunities to reduce interest costs or payments without compromising your future goals.
Make sure your mortgage, insurance, and investment strategies are working together rather than against each other.
If you have a mortgage renewing between now and the end of September, please hit “Reply” and send me your latest mortgage statement or renewal letter from the bank. I’ll review it, then we’ll schedule a 20‑minute call to walk through your options and, if it makes sense, loop in a trusted mortgage broker to shop the market for you.
You don’t have to negotiate with the bank on your own or rush a decision based on a single offer. Let’s use this renewal as a chance to strengthen your overall plan and make sure you’re getting the best terms available for your situation.
